North of the Galleria.


A development is planned for a big, empty lot on Sepulveda, north of the Galleria, near the intersection of the 101 and 405 freeways.

The developer is selling it as a “walkable” and “green” project which will enhance the area and promote health and urbanity.

The pedestrian oriented apartments will be within walking distance of PF Changs, the Cheesecake Factory, Fuddruckers and Ben and Jerrys.

I’m not sure that a walkable neighborhood promotes fitness. I live in Van Nuys and see many people walking along Kester, Victory, Vanowen and Sepulveda.

And they all seem to be wearing rubber tires under black spandex tops.

But back to the proposed construction…..

My quarrel with it concerns the colors. They are ugly and outdated.

Before WWII, Los Angeles built predominately in white with red-tiled roofs. Since the mid 1980s there has been a trend to break-up large masses of facades with clashing, discordant colors.

But the idea of building dense housing near densely developed Ventura Blvd can be good if public transportation, including bike lanes, buses and trains, eventually carry people around instead of the insanity of the automobile.

  1. I don’t know if I’ve left this thought here–but I’ll do it again.

    This project ought to make everyone be concerned. With the lack of undeveloped land, every time you see a vacant lot like that one, you ought to expect 5 and 6 story building projects proposed. I’d never have believed North Hollywood around the Metro subway line would have l0 story buildings–(and counterproductive at that–whether the residents ride the subway downtown).

    Some years back, a “limited growth group” called themselves
    (NY) to the second power. Which meant “Not Yet New York”.
    They were “on” to something.

    1. I disagree with the idea that we ought to limit density and even height in a very densely populated city which needs housing and ought to be expanding vertically rather than continuing to consume land horizontally.

      If tall buildings were the only reason we have traffic, then one can hardly explain the daily parking lot that is the 10 Freeway jutting through low rise areas east of Los Angeles.

      I would actually rather see one 25-3o story building on the site N. of the Galleria in Sherman Oaks, consuming 1/3 of the land, with the rest of the property devoted to a park.

      And we only have one 10-story building across from the N. Hollywood station, not a sea of skyscrapers, which might actually be preferable to the underutilized and low rent slum that is Lankershim n. of Burbank Blvd.
